On May 2, 1984 Perini Corporation spun off its income producing properties through a share-for-stock distribution to its shareholders as part of a newly created company, Perini Investment Properties, Inc.  PIP is a separate public company and is also traded on the American Stock Exchange under the symbol PNV.  In contrast to Perini Land & Development's focus on product development and asset turnover to maximize reportable earnings, PIP's objective is to create a significant portfolio of long-term real estate holdings through acquisition and development with properties acquired from a cash flow generation perspective.

 

PROJECT FINANCE – Responsible for joint ventures, asset management, and project finance for commercial and residential developments located in California.  Specific duties included structuring, negotiating and closing loans and conversion loans, acquisition and development loans, tax exempt multi-family bond issues and a sale-lease back.  Tasks included directing in-house staff, brokers, consultants, attorneys, investment bankers, and coordinating the company's strategies with those of its financial partners.  Initiated and maintained contacts with prospective equity investors in the United States, Europe and Asia.

 

ACQUISITION & SALES – Shared acquisitions and sales responsibilities with the Executive Vice President of the company in California.  Duties included market selection; broker, buyer or seller contacts, letters of intent, purchase/ sales agreements, options agreements, coordinating the preparation of market studies and marketing packages, financial analysis, construction costs analysis, closing negotiations and final due diligence.

Up to the mid 1980's, First Interstate Mortgage Company (the mortgage banking subsidiary of First Interstate Bank) was the largest and most respected mortgage banking company in California with over 30 correspondent relationships with major life insurance companies and pension funds.
